1st OFFERING

2nd OFFERING
ROUND 1
TRACT 1 (Home Tract) to be offered individually BY THE TRACT.
ROUND 2
TRACT 2 & TRACT 3 to be offered BY THE TRACT utilizing the ‘pick & choose’ auction method.
The highest bidder will have the priority to select Tract 2, Tract 3, or both tracts at that price per tract.
ROUND 3
TRACT 4 to be offered individually BY THE TRACT.
3rd OFFERING
If the total amount in the 2nd OFFERING exceeds the total amount in the 1st OFFERING, the highest bidder in the 1st OFFERING shall have the opportunity to group ALL 4 TRACTS back together for an additional $7,500 above the total amount attained in the 2nd OFFERING.
NO SALE IS FINAL UNTIL ALL OFFERINGS HAVE BEEN COMPLETED.
THE REAL ESTATE WILL BE SOLD IN THE MANNER REALIZING THE MOST MONEY FOR THE SELLER.

TERMS & CONDITIONS
* A 10% Buyer’s Premium will be added to all winning bids on both the real estate & personal property items
to determine the final sales and purchase price.
* Any purchaser of a real estate tract will pay a 20% deposit of the final sales and purchase price the day of the auction.
The balance will be due on or before December 31st, 2018.
6% Kentucky State Sales Tax will be added to the final sales and purchase price on all personal property items.
Cash or equivalent to be presented as payment on all personal property items the day of the auction.
* The 2018 real estate property taxes paid by the seller.
